Trafalgar Corporate has made the potential of selling its $50 million Docklands property more appealing by negotiating an extra seven years\' rental with sole tenant, Channel Seven.
The initial 15-year lease to the Seven Network began in 2003 and was due to expire in 2018. Seven has allegedly agreed to extend their lease for another seven years, until June 2025, when a sales contract for the building is signed, the extension has four five-year options.
Trafalgar Corporate is looking to, \"opportunistically sell income-producing assets\" including this building on the north-west corner of the Etihad Stadium complex which is rented to Kerry Stokes\' Seven Network to reduce its debt of $150million. Colliers International has been engaged to market the building.
Braith Williams, Trafalgar\'s chief executive, is reported to have said that his group had decided to consider testing the market for Seven\'s national broadcast centre as the Melbourne office market was standing strong compared with other markets.
Seven as sole tenant and pays rent of $4.15 million a year for the five-level building, and also pays most of the outgoings and capital expenditure costs - allowing Colliers International to promote the building as a \"triple net\" lease.
Melbourne office yields are 7.5 to 8 per cent - which suggests the property
could sell for between $50 -$52 million.
